Browne Appraisal, Inc. is second to none when it comes to technologyAt Browne Appraisal, Inc., we have a confession to make: We are technology junkies. We use the best and newest technology at our disposal to bring you high quality, accurate appraisals.
These days, appraisals have become more difficult and require more in depth analysis. Cutting corners on analysis isn't an option for an ethical appraiser. So, the logical place to save time is in our daily workflow. The appraisers that have regularly invested in new technology have been the ones able to provide their customers with more accurate reports, better customer service and faster turnaround times.
Innovating the Ordering ExperienceWay back when, most of our orders were delivered via fax and were confirmed with phone calls once we got back into the office. It might be hours before a client even knew if we could do the order. Things are quite a bit different now and when an order is placed on the site, we receive a text message on our phones. We can even log into this site from the field and send back an e-mail confirmation – including the time and date for the inspection if we've been able to talk to the occupant.
Browne Appraisal, Inc. understands that real estate is all about timeliness. We aim to reduce waiting between communications since the speed at which we get things done directly effects your bottom-line. Through features on this website, we can actually reduce the amount of time needed for your appraisal.
Browne Appraisal, Inc. believes in working smarterOne of the most time consuming parts of an appraisal is gathering the data. We spend quite a bit of time obtaining the facts on the subject property and the local market data and trends. Browne Appraisal, Inc. takes advantage of technology to close the gap once again.
We've learned that taking notes the standard way, using pencil and paper, generally takes longer since we we have to enter everything back in at the office. Don't be surprised to see us with a tablet PC or collecting data using an application created for our phones that even lets us sketch a floorplan right on site. Rather than using that clumsy outdated tape measure, we're seeing that more appraisers are adopting laser measuring devices that are quicker, more accurate, and can get into places that normal tape measures have always had problems with.
Using this technology allows us to ensure that your report is accurate, requiring fewer call-backs and revisions. A real money saver for busy appraisal clients.
Appraisal Report DeliveryAt a very minimum, you can expect us to deliver your final report electronically as a PDF. Most of our clients prefer e-mail because we're all accustomed to getting attachments like PDFs in our mail. It's a lot faster than the old days before e-mail. But, we've even been able to improve on e-mail with how you receive your report with this website.
Everyone knows how frustrating it is to lose a file. Or have you ever had an attachment blocked because it was too big? We've come up with a solution for those problems, too. Whenever we send an appraisal, the client is e-mailed a download link to retrieve the PDF. So, at that point, it doesn't matter if all the extra photos and maps in the report result in a large file that would normally be blocked by e-mail. And the best thing is that the file will be hosted on this site for 90 days. So if you lose the file, you can log back in here and retrieve it again - saving you time, since we won't even need to run back to the computer.
Browne Appraisal, Inc. simplifies things by using Digital WorkfilesIt would be much easier if appraisers could complete an assignment, give it to the client and never be concerned with seeing that document again. However, appraisals are used to show the condition of a property on the inspection date. Therefore, appraisers must keep their reports for 5 years in case any disputes or other matters arise regarding the property.
Here again, Browne Appraisal, Inc. uses all the technology available to us technology to improve service. We store every part of the appraisal - notes, sketches, supporting documentation and calculations - along with the appraisal electronically, we're able to retrieve that report at any time and recall just what that job was about.
We just wanted to give you a little bit of insight into how we use our technology daily. Using the right software, services, gadgets and gizmos allows the appraiser to collect the appraisal data to finish the report faster and more accurately than previously possible.
